Respond opens applications for new Cost Rental homes at Griffin Point

Respond delivers first 20 of 397 new homes, offering affordable long-term rental homes in Dublin

 

20/05/2025: Respond, one of Ireland’s leading Approved Housing Bodies and service providers, has opened applications for 20 new Cost Rental homes in Griffin Point, Clongriffin (Dublin 13). These are the first of 64 cost rental homes to be delivered in the wider 397 mixed tenure development, providing high-quality, secure housing for individuals and families priced out of the private rental market who earn less than or up to €66,000 (net) per annum.

The first release includes 10 one-bedroom and 10 two-bedroom apartments, with rents set at least 25% below market rates:

  • 1-bedroom apartment: €1,326
  • 2-bedroom apartment: €1,478

Applications can now be submitted via www.respond.ie/cost-rental, with a second round of homes expected to launch in early June.

Tenant Experience

Griffin Point has been designed with tenants’ quality of life at its core. Each home features modern appliances, an energy-efficient A-rated BER, and access to extensive local amenities including schools, shops, and public transport. Tenants will also benefit from dedicated on-site support, including a Tenant Relations Officer, Community Support Worker, and Building Supervisor, ensuring a smooth move-in process and a strong sense of community from day one. There is also underground parking provided.

Phase 2 of the development will include a purpose-built Early Learning and School Age Care (ELSAC) centre, which will be run by Respond, offering 55 part-time childcare places. Phase 1, now nearing completion, includes 210 social and cost rental homes while Phase 2 will deliver an additional 187 homes by February 2026.

Griffin Point has been delivered in partnership with Dublin City Council, the Department of Housing, Local Government and Heritage, and the Housing Finance Agency and The Housing Agency, with construction led by Bluemont Developments and Townmore.

Respond currently provides homes for over 18,000 people in more than 8,000 homes across Ireland. The organisation has 3,463 homes under construction, as it accelerates delivery of social and cost rental housing nationwide.
